Good points there—I've also noticed some contractors carry insurance that's technically enough for permits but might not fully cover major mishaps. Had a friend whose builder's policy didn't cover water damage...ended up being a pricey lesson. Always worth asking specifics upfront.

Insurance policies can be super tricky—contractors themselves sometimes don't fully understand what's covered until something actually happens. Had a neighbor who grilled his builder on the insurance details, felt pretty confident about it, and then when push came to shove after some storm damage...turns out there was a sneaky little exclusion buried deep in the fine print. Cost him big time.

Not saying it's pointless to ask questions upfront—definitely do—but I'd also suggest homeowners carry their own backup coverage or at least double-check their policy's overlap with the builder's. A bit skeptical that just asking for details from the contractor alone is gonna save you from those nasty surprises. Insurance companies have a way of making sure they're not the ones stuck footing the bill, ya know?
