Yeah, that's a good point. When we did our kitchen reno last year, I remember being surprised at how limited the builder's insurance actually was. We ended up having to get an extra rider on our homeowner's policy just to cover appliances and personal stuff during construction. It wasn't crazy expensive, but still felt like an unexpected cost at the time.

One thing I'm still not clear on though—does anyone know if builder's insurance typically covers accidental damage caused by subcontractors? Like, say the plumber accidentally floods your basement... would that fall under the builder's policy, or would you have to chase down the subcontractor's own insurance? Seems like it could get messy fast.

Yeah, you're definitely right about that. From what I've heard, usually the builder's insurance should cover subcontractor mishaps, but honestly... it might depend on the fine print. Always worth double-checking before things get complicated.

Yeah, learned that the hard way when our builder's sub cracked a pipe and flooded the basement. Insurance covered it eventually, but man... the paperwork was a nightmare. Anyone else had to deal with something similar?

Went through something similar last year—our roofer accidentally damaged some siding. Thankfully, their liability insurance handled it directly, so paperwork wasn't too bad on our end. Might be worth checking upfront how your builder's coverage works to save headaches later...
