Yeah, I feel that. Every time I think I’ve got all the bases covered, there’s some tiny detail buried in the fine print that throws me off. Makes me wonder if anyone actually understands these policies front to back... It’s weirdly comforting to know I’m not the only one running into this stuff.

Honestly, reading through builder insurance policies feels like deciphering a foreign language sometimes. I hear you on the fine print. Had a kitchen remodel a few years back, and I thought I’d covered all my bases—checked the contractor’s insurance, even asked for proof. Turns out, when a subcontractor cracked a window, neither the main contractor nor his insurance wanted to touch it because of some “exclusions” clause. Ended up paying out of pocket just to keep things moving.

Now, before any work starts, I ask for specifics in writing about what’s covered and what isn’t. It’s tedious, but after that experience, I don’t trust verbal assurances at all. The legalese is exhausting, but missing something can get expensive fast. Your checklist idea is spot on... I’ve got my own version taped inside my project folder these days. Even then, there’s always something unexpected buried in those contracts.

That’s a familiar headache. On one of my sites, a painter’s helper spilled solvent and damaged hardwood—turns out the GC’s policy didn’t cover “chemical spills by non-licensed personnel.” Had to dig through three policies to figure out who’d pay. Now I insist on seeing not just certificates, but also policy endorsements and exclusions before contracts get signed. It’s a hassle, but those little technicalities can cost thousands. Even then, there’s always some gray area... insurance never seems as clear-cut as they promise.
