BUILDER INSURANCE—EVER WONDERED WHO COVERS THE MISHAPS?

Totally get where you’re coming from. When we did our reno, the insurer wanted to see every receipt and photo of the work—even for stuff like tile. Felt a bit much, but I guess they’ve seen every trick in the book. Still, I’d take a real inspection over endless paperwork any day.

I get the frustration with all the paperwork, but honestly, I’d rather deal with receipts and photos than have someone poking around my house for an inspection. At least with documentation, you’ve got proof if something goes sideways later. Inspections can be hit or miss, and sometimes they miss stuff that comes back to bite you. Plus, keeping records helped me negotiate when a claim got tricky—saved me a headache and some cash.

When our builder “fixed” a leak that came back months later, having the timeline and pics made it way easier to prove it wasn’t just wear and tear. Inspections are fine, but yeah, sometimes they gloss over stuff or just don’t catch it. I’d rather have my own backup just in case.

That’s exactly what I was worried about too. We had a similar thing with a window that wasn’t sealed right—inspector missed it, but my partner had snapped a pic of the water stains before the drywall went up. Builder tried to say it was “normal settling.” Ever run into pushback from your builder’s insurance? I’m still not totally clear on what they’ll actually cover vs. what’s on us.

Honestly, I’ve found builder insurance to be super vague. They’ll cover “major structural” stuff, but anything that can be blamed on “settling” or “normal wear” seems to get brushed off. We had a minor leak near the foundation—insurance said it was our problem because it wasn’t catastrophic. I’d almost rather save up a little emergency fund than trust they’ll pay out when things go sideways.
