Builder Insurance—Ever Wondered Who Covers the Mishaps?
I hear you on the vague language. It’s almost like they’ve got a whole playbook for dodging responsibility. Years back, I had a project where a client noticed hairline cracks in their garage slab about six months after move-in. Insurance guy came out, poked around, and chalked it up to “normal settling”—case closed. Meanwhile, the homeowner was left wondering if it would get worse.
I do think there’s a bit of a gray area, though. Sometimes, what looks like “settling” really is just cosmetic and harmless, but other times it’s the start of something bigger. The tricky part is getting someone objective to weigh in before it turns into a major headache.
Personally, I always tell folks to keep a rainy day fund for stuff that falls through the cracks (pun intended). Insurance is great when it works, but there’s always that fine print lurking... It’s frustrating, but I guess that’s just part of the game with new builds.
