Navigating zoning headaches—build rural or suburban?

Been thinking about finally building our dream home, and we're stuck between two options. Option one is buying a nice chunk of rural land—lots of space, privacy, and fewer zoning hoops to jump through (or at least that's what I've heard). But then again, there's the whole septic system thing, wells, and being further from conveniences.

Option two is grabbing a suburban lot in a planned community. Sure, it's closer to schools, grocery stores, and all that good stuff. But man, the zoning rules seem like they could be a nightmare—height restrictions, setbacks, HOA guidelines...you know the drill.

Kinda torn here. Anyone built custom recently and dealt with either scenario? Curious which you'd pick if you had to do it again and why.

Built rural about 5 years ago. Yeah, septic and wells can be a pain initially, but honestly, once they're set up, it's pretty hands-off. Zoning freedom was a huge plus—built exactly what we wanted without someone breathing down our necks. Convenience is nice, but privacy and space are priceless in my book. Sounds like you're on the right track either way though...good luck!
