How do you like your construction loan funds released - big chunks or lots of little payments?
I get where you’re coming from - milestone payments definitely keep everyone accountable. But sometimes I wonder if breaking things down into even smaller increments could help catch issues earlier, especially with custom finishes or specialty trades. Have you ever had a contractor push back on too many draws, though? I’ve had a few say it slows down their workflow, but I’m not convinced that’s a good enough reason. Curious if anyone’s found a sweet spot between too much admin and too much risk.

I’ve definitely had trades grumble about too many draws. Honestly, if the payment schedule is chopped up too much, it can get bogged down with paperwork and site visits for approvals. But on the flip side, big chunks make it easier for stuff to slip through the cracks. I usually find 4-6 milestones works - framing, rough-in, drywall, finishes, and final. Keeps things moving but still gives enough checkpoints to catch issues before they snowball. Custom finishes might need an extra check, but too many micro-draws just slows everyone down.
Funny, I’ve run into the same thing - contractors saying, “too many draws slows us down.” I get it, but like you said,
Once had a project where we skipped a milestone draw for finishes. Big mistake. Cost me a few headaches and a couple of change orders that could’ve been caught earlier. Finding that sweet spot between trust and accountability is a dance, for sure. Four or five milestones usually keeps everyone honest without bogging down progress.“big chunks make it easier for stuff to slip through the cracks.”
Yeah, skipping a draw can bite you. I’ve had subs push for bigger payments, but every time I’ve loosened up too much, something gets missed or delayed. Four or five draws seems to keep things moving and everyone on their toes. Too many, though, and it’s just paperwork.
I’ve tried both ways, and honestly, too many little payments just made my head spin with all the tracking. But I learned the hard way that giving out big chunks early can backfire - once had a guy disappear after a fat draw. Four or five draws feels like the sweet spot for keeping folks motivated without drowning in paperwork.
