Building a cozy custom home on a tight budget

Been thinking about building my own little custom place, nothing fancy, just cozy and practical. First step, I sketched out a rough floor plan myself (just pencil and paper, nothing fancy). Then I found this free online software to make it look more professional. Next, I talked to a local builder friend to get an idea of costs and materials. Um, now I'm kinda stuck deciding on materials—anyone got better tips or cheaper ways to go about this?

Yeah, reclaimed stuff can be tricky. I once scored these gorgeous old beams from a barn teardown... looked amazing, but cutting and fitting them was a total nightmare. Definitely worth mixing in some new materials to save your sanity (and budget).

Haha, been there... I once fell in love with these reclaimed floorboards—beautiful patina, tons of character—but man, the sanding and leveling nearly drove me nuts. Mixing old and new is definitely the sweet spot.
