Which interior finishes are safe for the owner to source?

We’re trying to decide where to draw the line between designer-led specification and owner-led sourcing for a custom build. The finishes under consideration include plumbing fixtures, decorative lighting, cabinet hardware, tile, mirrors, and interior doors. The designer would still establish the design, dimensions, finish schedule, and approved product list. The question is whether we should purchase some items ourselves to gain more control over style and potentially reduce cost, or leave procurement with the designer or builder. The project has a fixed move-in date, and at least some plumbing fixtures, specialty tile, and custom interior doors may be long-lead items. We also need to clarify who would be responsible for: - Confirming compatibility with rough plumbing, electrical boxes, cabinetry, and door openings - Checking quantities, trim kits, mounting hardware, and required accessories - Receiving and inspecting deliveries for damage or missing parts - Storing materials without damage - Tracking substitutions and lead-time changes - Handling warranty claims or replacement parts - Coordinating installation if an owner-supplied item arrives late or doesn’t fit Owner-sourcing seems more reasonable for items such as cabinet pulls, mirrors, and perhaps decorative lighting if the specifications are fully confirmed. I’m less certain about plumbing fixtures, tile, and doors, where a mistake could affect rough-ins, waterproofing, trim, or the installation sequence. For those who’ve managed a similar project, which finish categories did you source independently, and which did you keep under the designer’s or builder’s procurement responsibility? Did the apparent material savings still exist after freight, storage, inspection, coordination, and the risk of delaying installation were included?

The receiving inspection deadline is useful, but who controls the fixture after that inspection? The contract should name the storage location and require secure, climate-appropriate storage, especially for integrated LED fixtures, finishes that can tarnish, or fragile glass.

It should also say whether the owner or builder bears the risk of damage or loss while the item is waiting for installation. If the builder moves it between storage areas or handles it during installation, that responsibility shouldn’t remain vague. Is storage and risk of loss addressed separately from delivery and inspection?
