Totally get what you mean about lighting—been fooled by that more times than I’d like to admit. Those 360 cams are neat, but yeah, nothing replaces just getting in there and seeing it all for yourself. Sticky notes everywhere is my move too... feels old school but it works.

Lighting’s a classic trap—seen so many spaces that look totally different at noon vs. late afternoon. I’ve tried relying on those fancy cameras too, but honestly, nothing beats just walking through and catching the little details with your own eyes. Sticky notes everywhere might look chaotic to some, but it’s a system that actually helps you track what matters. Curious—do you ever sketch quick floor plans while you’re there, or is it all notes for you? Sometimes I find a rough sketch helps me remember odd corners or weird ceiling heights later on.

I get what you mean about sticky notes—my clipboard ends up looking like a patchwork quilt by the end of a walkthrough. I do rough sketches, but honestly, they’re barely more than scribbles. It’s not about making them pretty, just enough to jog my memory when I’m back at the desk. Lighting’s tricky, though. I’ve been burned before thinking a space felt open, only to realize later it was just the afternoon sun doing all the heavy lifting. Learned to check at different times now, even if it means an extra trip.

Nailing The First Property Check: Finally Got The Green Light

Sticky notes are alright for quick thoughts, but I’ve found they get lost or mixed up too easily, especially when I’m juggling multiple projects. Instead, I switched over to using a digital voice recorder on my phone during walkthroughs. That way, I can just talk through what I’m seeing—layout quirks, light angles, even little things like where outlets are hiding. Later, I’ll transcribe the bits that matter and sketch over floor plans digitally. It cuts down on the clutter and saves me from trying to decode my own handwriting.

On the lighting—totally agree it’s a pain. But rather than making extra trips, I started bringing a portable LED work light with adjustable brightness. It’s not perfect, but it helps simulate different conditions without having to wait around for the sun to move. Not exactly natural light, but it gives me a better sense of how shadow and glare might play out once the place is finished.

Just some tweaks that have saved me time (and sanity). Not everyone’s thing, but worth considering if you’re tired of sticky note chaos...

- Love the digital voice recorder idea—way more efficient than sticky notes everywhere.
- The portable LED trick is smart. I’ve tried it, but sometimes I still want to see how natural light bounces in different seasons...maybe I’m just picky.
- Digital sketches over floor plans are a game changer for keeping everything organized.
- You’re definitely ahead of the game on keeping walkthrough chaos to a minimum.
