- Couldn’t agree more on extractor fans. I’ve seen “vented” ones just dumping straight into the attic - like, what’s the point? That’s just moving the problem around. I always check for a proper duct to the outside, but you’d be surprised how many bodge jobs are out there.
- Floor insulation’s a biggie. Pulled up boards in my last place and found nothing but cobwebs and a draft that could chill your ankles in July. Mineral wool helped, but yeah, it’s not a cure-all. If the joists are dodgy or there’s damp, you’re in for a bigger job.
- EPC ratings… honestly, I take them with a pinch of salt. Had a “B” rated flat once - looked great on paper, but the windows leaked like a sieve and the heating was ancient. Sometimes it feels like the rating’s based on what *could* be there, not what actually is.
- One thing I always check: loft insulation. People love to say it’s “fully insulated” but then you find a thin layer from the 80s and nothing else. Worth poking your head up there before you believe the hype.
- Not saying every place is a disaster, but I’ve yet to find one that matches the brochure. Maybe I’m just unlucky...
