Both seem to have their perks, but honestly, I’m a bit torn. Green mortgages apparently let you roll the cost of upgrades into your home loan, which sounds convenient, but I’m not sure if the rates are always better or if it just ends up costing more in the long run. On the other hand, energy-efficiency loans are more like personal loans with (sometimes) lower rates, but then you’ve got another monthly payment to juggle.

Did you have to ask for extensions, or was the original term enough? 

Also, do lenders usually let you roll it into a regular mortgage after, or is that a whole separate headache? Thinking about building next year but don’t wanna get stuck with a super short timeline and a bunch of fees. Honestly, I was expecting a headache (you know how banks can be sometimes), but surprisingly, the terms turned out way better than I anticipated. Got a pretty reasonable interest rate and flexible draw schedule that fits perfectly with my builder's timeline. 

I mean, sure, there were moments when I thought I'd pull my hair out dealing with paperwork and all the nitty-gritty details, but overall it went smoother than expected. Feels like a huge weight off my shoulders now that it's sorted.
