Good points here, especially about not overdoing the photos...I learned that one the hard way. On a related note, did anyone find lenders more receptive when highlighting energy-efficient or green building upgrades? When I switched mine over, the appraiser seemed genuinely interested in my solar panels and insulation upgrades—wonder if others had similar experiences.

Totally agree on the photos—learned quickly that less is more. A few clear shots at key milestones saved me tons of hassle. And yeah, lenders definitely perked up when I mentioned energy-efficient upgrades. My geothermal system and high-performance windows seemed to boost the appraisal noticeably. Felt like those green features gave the lender extra confidence in the home's long-term value...worth keeping in mind for anyone planning similar upgrades.
