Builder's Timeline Keeps Shifting—Normal or Red Flag?

That tile excuse sounds all too familiar. Had a kitchen reno where the contractor kept saying the cabinets were delayed, but when I checked in, turns out they’d been delivered days before and were just sitting in the garage. I get that delays happen—weather, permits, all that—but when the stories don’t add up, it’s hard not to get suspicious. Sometimes I wonder if they just overbook themselves and hope we won’t notice.

That would drive me nuts too. Sometimes stuff really does get delayed, but when materials are on-site and nothing’s happening, it’s usually a sign the crew’s juggling too many jobs. Out of curiosity, did your contractor give you a project schedule up front? I’ve found that having one—even just a rough outline—makes it way easier to spot when things are slipping for real reasons vs. just getting pushed back for convenience.

I get where you’re coming from, but sometimes it’s not just about the crew being stretched thin. On my build, there were a couple times materials sat for days because we were waiting on inspections or a sub who got delayed somewhere else. It looked like nothing was happening, but there was actually a legit holdup. Having a schedule helps, but even then, stuff can go sideways for reasons that aren’t just the builder slacking off.

I hear you, but I’m not sure I’d let the builder off the hook that easily. Sure, inspections and subs can slow things down, but if delays keep piling up, it’s worth asking if they’re overcommitted or just not managing the schedule well. I’ve seen projects where “waiting on X” became the go-to excuse for weeks. Communication is key—if you’re getting vague answers instead of real updates, that’s when my alarm bells start ringing. Sometimes it’s just bad luck, but sometimes it’s a pattern.

Honestly, I’ve been down this road a couple times and shifting timelines are pretty common, but there’s a difference between normal hiccups and straight-up chaos. If you’re getting the “waiting on X” line every week, that’s usually code for “we’re juggling too much.” Had a builder once who blamed rain delays for two months... in July. If they’re dodging your questions or can’t give you specifics, that’s when I start to get suspicious. Some delays are legit, but constant vague excuses? Not a great sign.
