If your builder’s keeping you in the loop and explaining the setbacks, that’s usually a good sign. Silence or vague answers? That’s when I’d start to worry a bit. But shifting timelines alone—especially with green builds—don’t always mean trouble.

Had a project a few years back where the builder’s timeline changed so many times I started marking it in pencil. In my experience, especially with anything custom or eco-focused, delays almost come with the territory. What really matters is how the builder handles it—one guy I worked with would call every week, even if there was no news, just to keep us updated. That kind of communication made all the difference. When updates start getting vague or excuses don’t add up, that’s when I start digging deeper. But shifting dates alone? Not always a dealbreaker.

Totally agree that shifting timelines aren’t always a red flag, especially with custom builds. I’ve found weather, supply chain hiccups, and even permit delays can throw things off. What really matters is transparency—if the builder’s upfront and explains the “why,” I’m a lot more forgiving. But if they start dodging questions or giving generic answers, that’s when I start to worry. Had a guy once who’d blame “the crew” every time… turned out he was juggling too many projects. Communication really is everything.

I’ve had projects where the timeline moved three or four times, but the builder kept me looped in—like, “Hey, the tiles you picked are stuck at customs, here’s what we can do.” I can work with that. But I had another where every delay was blamed on “the painter,” and it just felt off. Ended up having to chase down updates constantly. If I’m left guessing, that’s when my trust starts slipping. Sometimes I’ll even make a checklist of what’s outstanding just to keep everyone honest... probably overkill, but it helps.

Totally get that. I always ask—are the shifting dates tied to actual supply chain hiccups, or is it more like “the painter” is the scapegoat every time? One or two delays, sure, but if there’s a new excuse every week, I start wondering about project management. I’ve seen Gantt charts turn into wishful thinking pretty fast... but a builder who owns the hiccups and gives options is gold. Your checklist idea isn’t overkill at all—sometimes it’s the only way to keep things from falling through the cracks.
