Honestly, shifting timelines aren’t unusual, but the radio silence is what bugs me most. Stuff happens—weather, backorders, you name it—but if they’re not keeping you in the loop, that’s a process issue. I always recommend setting up a weekly update, even if it’s just a quick email. Makes a world of difference and keeps everyone on the same page.

I get what you’re saying, but honestly, I don’t think weekly updates are enough when you’re watching your budget like a hawk. If the timeline shifts, that usually means extra costs—storage, rent, whatever. I’d push for more transparency and maybe even penalties in the contract for big delays. Otherwise, it’s too easy for them to just send a “quick email” and keep moving the goalposts.

I get where you’re coming from with liquidated damages, but honestly, I’ve seen that approach backfire too. Sometimes it just makes contractors pad their bids or get defensive about every minor hiccup. In my experience, a clear schedule with defined milestones and regular site meetings does more to keep things on track than a penalty clause. Not saying it never works, but it’s not always the magic bullet people hope for.
