There was one stretch where every week it was “waiting on materials,” but I’d drive by and see other crews working on similar houses just fine. That’s when I started pushing for more specifics.

Weekly updates are a solid idea. I started doing that too, and it really helped clarify what was actually going on versus just hearing “we’re behind.” Sometimes, you do have to nudge them for details—if they can’t give you a straight answer, that’s when I’d start to worry. But at the same time, construction isn’t always predictable. Even with the best planning, stuff pops up.

I wouldn’t say shifting timelines are always a red flag, but if you’re getting the runaround or the reasons don’t add up, it’s smart to press for transparency. Trusting your gut is important—if something feels off, it probably is. But don’t panic at every delay either. It’s a balance. The key is how open and responsive your builder is when you ask questions.

Totally get the frustration. During my garage build, the timeline slid around a lot. Sometimes it was legit—rain or inspections—but other times, it felt like they just overbooked their crews. I started asking for a breakdown of what was actually holding things up. If the answers were vague or kept changing, that’s when I’d start to worry. But yeah, delays are kinda par for the course... just depends on how honest they are about it.

I remember one project where we lost almost two weeks because the inspector went on vacation and nobody told us. Stuff like that’s frustrating but not really anyone’s fault.

But there’s a difference between genuine hiccups and what I’d call “creative scheduling.” If you’re getting different reasons every week, or if there’s a pattern of vague answers, that’s when my radar goes up. Had a client once where the builder kept blaming “supply chain” issues, but when we pressed for details, it turned out they were just stretched too thin across jobs. That’s not always a dealbreaker, but it does mean you need to keep a closer eye on things.

One thing that’s helped some of my clients is asking for a lookahead schedule—basically, what’s planned for the next two weeks, and what could potentially cause delays. If they can’t provide that, or if it keeps changing without clear reasons, it might be time to get more involved. Sometimes just showing you’re paying attention gets things moving again.

At the end of the day, some delays are unavoidable, but transparency shouldn’t be. If you’re getting clear communication and real explanations, it’s probably just normal bumps in the road. If not...well, that’s when I’d start digging a little deeper.

- In my experience, solid builders have a plan B for most hiccups. If they don’t, it’s not just about keeping you updated—it’s about whether they’re actually in control.
- Sure, some delays are normal, but repeated shifting without clear explanations? That’s when I start looking closer at contracts and penalties... learned that the hard way.
