- Seen this a lot—sometimes I wonder if the appraisal process just isn’t set up to “see” certain upgrades, especially stuff like energy efficiency.
- I’ve noticed design-forward improvements (like custom built-ins or high-end finishes) don’t always get much attention either, even if buyers love them.
- Curious—has anyone had luck getting an appraiser to factor in unique interior updates, like smart home tech or custom lighting? Or does it all just come down to comps in the end?

I’ve run into this more than once... spent months designing custom shelving or picking out statement lighting, only for the appraiser to breeze right past it. In my experience, unless those upgrades are super obvious or “standard” (like an extra bathroom), they just get lumped in as “typical.” Had one client install a whole-home automation system—barely moved the needle on their appraisal. Maybe it’s just the way the system’s set up? Frustrating, since buyers definitely notice, but on paper, comps seem to rule.

- Had the same thing happen after redoing my kitchen—spent a fortune on quartz counters and custom cabinets. Appraiser barely blinked, just called it “updated.”
- Honestly, feels like unless you’re adding square footage or a bathroom, most upgrades are just “nice to have” for buyers, not appraisers.
- Tried arguing comps once, but they stick to their formula. Frustrating, but I get it... they’re looking at what actually sells, not what looks cool.
- At this point, I just do upgrades for my own enjoyment and hope buyers see the value down the line.

Yeah, I’ve been there too. Put in a ton of work on our master bath—fancy tile, new fixtures, the works. Appraiser just shrugged and moved on. It stings, but honestly, I figure if it makes daily life better, that’s worth something even if the numbers don’t show it.

Honestly, it’s wild how little some appraisers care about high-end finishes. I had a similar thing happen after putting in custom cabinetry and imported stone—barely moved the needle. Do you think it’s even worth going all-out on upgrades if the appraisal system barely recognizes it? Or is it just about personal satisfaction at that point?
