Construction's done, now what—stick with builder's lender or shop around?

Did you find your credit union easy to work with? We're just wrapping up our build (finally...) and the builder's lender is pushing hard, but I'm skeptical. Did your credit union offer competitive rates right off the bat, or did you have to negotiate a bit? Honestly, the thought of diving into loan shopping again makes my head spin, but saving money long-term sounds pretty tempting.

We went through something similar last year. Our credit union offered decent rates upfront, but after a bit of gentle pushing, they came down even further. Honestly, loan shopping can be tedious...but shaving off even a fraction of a percent adds up big-time in the long run.

Couldn't agree more with this. We just wrapped up our custom home build about six months ago, and I went through exactly what you're describing. Initially, I was tempted to stick with the builder's lender because it seemed straightforward and convenient (and honestly, I was just exhausted from the whole build process). But after talking with friends who'd been there before, I decided to shop around anyway.

Here's what I learned along the way:
- Builder lenders are convenient but rarely offer the absolute best rates upfront. They're banking on you being tired and ready to sign quickly.
- Credit unions and local banks often have flexibility if you ask directly. Like you said, gentle pushing can really pay off.
- Even small differences in interest rates or closing costs can mean thousands over the life of your mortgage. It seems minor at first glance, but it really isn't.

One thing I'd add from experience—don't underestimate the value of customer service and responsiveness. We ended up choosing a lender who wasn't necessarily the absolute lowest rate we found, but they were incredibly responsive, transparent, and easy to work with. That saved us a ton of stress during closing.

Loan shopping is definitely tedious (I nearly lost my mind comparing all those fine-print details...), but you're already ahead by thinking about it now rather than later. Good luck—sounds like you're on the right track already.

Fair points, but honestly, sometimes convenience is worth a slight premium. After months of construction headaches, I just wanted simplicity. Sure, I might've saved a bit more elsewhere, but peace of mind counts for something too...depends on your priorities, I guess.

Totally get this. Reminds me of when we finished our build—after months of delays and endless back-and-forth emails, the last thing I wanted was another round of paperwork and lender shopping. But now, looking back, I sometimes wonder if convenience blinded me a bit. Did anyone else end up regretting not exploring more options later down the road? Curious if hindsight changed anyone's perspective...
