I get where you’re coming from, but I wouldn’t write off the “everything was perfect” references entirely. Sometimes a clean record is just the result of solid planning and communication. I like to dig deeper—ask for specifics, even with glowing reviews. A builder who can explain *why* things went smoothly (instead of just saying they did) usually has their act together. Not every project needs drama to prove someone’s trustworthy.

- I usually ask about sustainability practices, too—sometimes the “perfect” projects cut corners on eco-friendly stuff, and that doesn’t show up in standard references.
- If someone can walk you through their process, especially around green materials or waste management, that’s a good sign in my book.
- Not every story needs drama, but a builder who’s transparent about *how* they kept things smooth is worth trusting.

Couldn’t agree more—when a builder gets excited to explain their choices, it’s usually a green flag. I’ve found the best ones love talking about the little details most people overlook. Sometimes the “fluff” in references is just surface-level, but digging into their passion for the craft? That’s where the real trust builds.

- Totally agree, the way someone talks about their process tells you way more than a list of references ever could.
- When I’m reviewing a builder, I always ask about specific materials—like, why did they pick that insulation, or how do they handle site runoff? If they can’t answer without looking it up, that’s a red flag for me.
- I’ve seen plenty of references that sound great on paper but don’t hold up when you dig into the technical side. Sometimes it’s just “they were nice to work with” or “the house looks good,” but that doesn’t tell you if they actually understand building science.
- The best builders I’ve worked with get into the nitty-gritty—like, they’ll talk about vapor barriers or why they chose a certain recycled aggregate for the slab. That’s the stuff that matters long-term.
- I do think references have their place, but only if you’re asking the right questions. “Would you hire them again?” is fine, but “How did they handle unexpected site conditions?” gets you a lot more useful info.
- Honestly, I’d rather have a 10-minute conversation about their approach to waste sorting than read a glowing testimonial. That’s where you see if they walk the talk.

I always get a bit wary when a builder hands over a “reference list” that reads like their mom wrote it. Once had a client who was swayed by a stack of glowing letters, but when we got into the weeds—like, discussing thermal bridging or how they’d detail a tricky parapet—the builder just gave me blank stares. The folks who can nerd out about why they chose a certain membrane or walk you through their drainage details? Those are the ones I trust. References are fine, but I’d rather see how someone thinks on their feet when you throw them a curveball.
