- Totally agree, the “nothing ever went wrong” answer is a red flag for me too.
- I actually encourage folks to visit my past projects—seeing the work in person beats any phone call.
- Transparency matters way more than a polished list of references. If a builder can’t own up to mistakes, that’s a bigger issue than making them in the first place.
- Curious—has anyone ever asked a builder to connect them with a client whose project had real hiccups? I’ve offered that before and it usually surprises people...

Definitely with you on the “never had a problem” thing—nobody’s that perfect. I actually learned more from talking to folks whose builds hit snags and how the builder handled it. Watching someone fix a screw-up tells you way more than any reference list ever could.

I hear you—those “never had a problem” references always make me suspicious. I once worked with a builder who had glowing reviews, but the real test came when a tile shipment arrived in the wrong color. Total panic moment. Instead of finger-pointing, he just shrugged, made a few calls, and somehow got the right tiles delivered the next day. That told me way more about his work ethic than any list of happy clients ever could. Mistakes happen... it’s how they’re handled that really matters, right?

References can be useful, but I always tell clients to ask about specific situations—like delays or unexpected issues. Anyone can finish a job when things go smoothly. The real test is how you handle the curveballs. I've had projects where materials showed up damaged or late, and it's all about quick problem-solving. A reference who can talk about that is way more valuable than just “everything was perfect.”

- I’ve been through two major renovations and a new build, and honestly, references have been hit or miss for me.
- One builder gave me three glowing contacts—turns out, all were close friends. Not super helpful.
- On the flip side, another builder’s reference actually told me about a project where the timeline went sideways because of a permit issue. The way the builder handled it (kept everyone in the loop, owned up to mistakes) was what sold me.
- I always ask about things that *didn’t* go perfectly. If someone says “no issues at all,” I get suspicious... every project has hiccups.
- For what it’s worth, I also drive by their past jobs if possible. You can tell a lot from how things look after a year or two.

In my experience, references aren’t useless—but you’ve got to dig past the surface. The real info comes out when you ask about the messy stuff.
