I remember calling a reference once, and the person sounded like they were reading from a script. It didn’t help much, honestly.

Yeah, I’ve had that same “is this just their cousin or something?” feeling more than once. I get why builders hand out references—nobody’s gonna give you the number for someone who hated their work, right? Sometimes it feels like you’re just collecting happy customer bingo cards.

That said, I’ve actually had a couple of references who were super open and even pointed out some stuff they *didn’t* love. Those are rare though. Usually, like you said, it’s all sunshine and rainbows until you get someone neutral in there. Inspectors are worth every penny if you ask me. One time an inspector found a missing support beam in a garage on a property I was looking at... would’ve been a nightmare down the road.

References might help weed out the worst of the worst, but yeah, they’re just one tiny piece of the puzzle. Trusting your gut and getting real eyes on the place beats any glowing review sheet.

Honestly, I think references are only as helpful as the questions you ask. If you dig into specifics—like timelines, communication, or how issues got resolved—you’ll get more useful info. Still, nothing beats a thorough inspection. References can only tell you so much.

I hear you, but I’d argue references are only half the story—especially if you care about green building. I’ve had folks rave about a builder’s “great work,” then I find out they cut corners on insulation or used cheap materials. References can gloss over that stuff. You gotta ask about sustainability practices, not just if the kitchen looks nice. And yeah, nothing replaces seeing the work in person... or poking around in the attic to see if they actually used what they promised.

Yeah, I get where you’re coming from. References can be helpful, but they’re definitely not the whole picture. I’ve had folks call me up after talking to another builder’s references, thinking they’ve got the full story, but there’s always stuff that doesn’t come up in those chats. People tend to focus on the shiny stuff—nice cabinets, fancy tile—without digging into what’s behind the walls.

If you really want to know how a builder works, ask about the nitty-gritty. What insulation did they actually use? Did they bother with air sealing? Sometimes I’ll even walk clients through a job in progress, so they can see the guts of the house before it’s all covered up. That’s where you spot the shortcuts—or the attention to detail.

References are a starting point, but you gotta do your own homework. And yeah, if you can get up in the attic or check out the crawlspace, do it. That’s where the truth usually hides.

Honestly, I’m not sure references are all that useful. I mean, who’s gonna give out the name of a client that had a bad experience? Every builder cherry-picks the folks who liked them. I get wanting to see what others thought, but unless you’re talking to someone you know personally, it feels a little staged. I’d rather see the actual work in person—unfinished if possible—than trust a list of happy customers. Ever notice how nobody ever mentions the stuff that went sideways? That’s what worries me.
