ARE BUILDER REFERENCES REALLY THAT HELPFUL OR JUST FLUFF?

Couldn’t agree more about digging deeper. I’ve built a couple homes over the years and, honestly, the reference list is just the starting point for me. The “best of” gallery is usually just that—the highlight reel. I always ask for projects from the last year or two, and if possible, I’ll drive by and see how things are holding up. Sometimes you spot stuff in person that never comes up in a phone call.

One thing I’ve noticed: some builders will give you a list of folks who are basically their biggest fans. That’s fine, but I’ll ask if there’s anyone whose project didn’t go 100% smoothly. You learn a lot from how a builder handles issues, not just the perfect jobs. Had a guy once who was super open about a delay they had because of a supply chain mess, but he said the builder kept him in the loop the whole time. That kind of honesty goes a long way for me.

I get that not everyone has time to play detective, but if you’re about to drop serious cash, it’s worth it. Even in the higher-end market, you’d be surprised how much “fluff” is out there—fancy photos, glowing testimonials, but then you talk to someone and hear about the little things that drove them nuts. Stuff like communication gaps or warranty follow-through.

At the end of the day, references are only as good as the questions you ask and how much you’re willing to read between the lines. I’d rather hear about a builder who fixed a mistake quickly than one who claims they never make any. No one’s perfect, and sometimes the way they handle the bumps tells you more than the glossy finish ever could.

I hear you on the “highlight reel” thing. Last time I built, I actually called a reference who straight up told me, “Well, we had a few hiccups, but at least they answered the phone when things went sideways.” That’s worth more to me than ten perfect reviews. I’ve seen enough pretty kitchens that look great in photos but have cabinet doors falling off after a year. Honestly, if a builder acts weird about you poking around or asking for an “imperfect” reference, that’s my cue to keep looking.
