Still, I wonder if there’s a bit of showmanship even on “random” visits... some folks can clean up fast when they know you’re coming.

That’s exactly what makes me second-guess the value of references. Even with “surprise” site visits, there’s always a chance you’re only seeing what they want you to see. I’ve had builders hand-pick clients for references, too—never the ones where things went sideways. Has anyone actually gotten an honest reference that mentioned problems and how they were handled? That seems more useful than just hearing everything went smoothly.

That’s a fair concern, honestly. I’ve seen both sides—some folks do try to put on a bit of a show, and it’s true that references tend to be the “success stories.” But I’d argue that how a builder handles hiccups is actually the real test. If a reference is willing to talk about issues they had and how things got resolved, that’s gold. It’s rare, but not impossible. Sometimes it just takes asking the right questions or reading between the lines... no project is ever absolutely perfect.

- Totally agree that the “success stories” are what you usually get. I remember calling a reference who just raved about their kitchen, but when I pressed a bit, they admitted the builder messed up the tile order and it took weeks to fix. That was actually more helpful than all the glowing stuff.
- For me, hearing how a builder handled delays or mistakes was way more valuable than hearing about what went right. No build is ever smooth from start to finish, right?
- I found it useful to ask, “What would you do differently if you could start over?” Sometimes people open up with real talk when you frame it like that.
- One thing I noticed—some references seemed almost rehearsed, like they’d been prepped. If someone’s answers sound too perfect, I get a little suspicious.
- On the flip side, I did talk to one person who had a nightmare with their builder and still gave them as a reference. Turns out the builder fixed everything at their own expense and kept them in the loop the whole time. That actually made me trust them more.
- I guess references aren’t totally fluff, but you have to dig a bit. It’s not just about what went right, but how the builder handles stuff when it goes sideways.
- If nothing else, talking to references helped me figure out what questions to ask my builder directly. Sometimes you don’t know what you don’t know until you hear someone else’s story.

It’s not a perfect system, but I’d rather have some info than none. Just gotta read between the lines and not be afraid to ask awkward questions...

100% this. The first time I called a reference, I realized halfway through I had no idea what to ask besides “Did you like them?” Now I go in with a list—stuff about budgets, surprise costs, and how they handled issues when things (inevitably) went sideways.
- For me, the value is in the awkward details, not the highlight reel. One reference straight-up told me their project went over budget because they didn’t nail down finishes early. Not fun to hear, but it saved me a chunk of change.
- I don’t think references are total fluff, but yeah, you have to dig. If all you get is “they were great!” and nothing else, that’s a red flag for me.
- At the end of the day, I’d rather risk asking a few “dumb” questions than end up with a busted budget or a kitchen I hate.

- I get the skepticism. As someone who's been on both sides, I’ve seen references that sound like a sales pitch and others that are brutally honest.

Couldn’t agree more. If a reference can’t give you at least one thing that didn’t go perfectly, I’d question how much they’re actually sharing.
- The best feedback I’ve gotten from clients came after they asked about delays or how we handled mistakes—not just the shiny stuff.
- Curious—has anyone ever had a reference warn them off a builder entirely? Or is it always just “they were fine, but…”
