Building base structures - what if you had to start over?

Sometimes a well-thought-out retrofit later on isn’t the end of the world, especially if it means you get to enjoy what you actually want now.

That’s honestly the approach I took with my own place. I remember stressing over whether to rough in for solar and rainwater systems right away, but the budget just didn’t stretch that far. Ended up adding them a couple years later, and it wasn’t nearly as painful as I’d feared. Sometimes you just have to prioritize what matters most in the moment and trust you’ll figure the rest out down the road. No shame in that.

If I could do it over, I’d probably at least run conduit or leave access panels for future upgrades. Retrofitting wasn’t a nightmare, but fishing wires through finished walls is never fun. Did you run into any surprises when you added the solar?

Totally agree - running conduit or leaving access panels makes life so much easier down the line. When I added solar, the biggest surprise was how tricky it was to tie into the existing panel without a clear path for the new wiring. Ended up having to cut a few extra holes just to fish everything through. If I were starting over, I’d definitely map out possible future upgrades and leave some “just in case” routes, even if it feels like overkill at the time. It’s one of those things you only appreciate after the fact.

BUILDING BASE STRUCTURES - WHAT IF YOU HAD TO START OVER?

I get where you’re coming from, but I’m not totally convinced that leaving extra access or conduit everywhere is always the best move. There’s a balance between future-proofing and just adding complexity (and cost) that might never pay off. In some cases, especially with tight budgets or smaller projects, it can be more sustainable to keep things simple and only add what you know you’ll need. I’ve seen a few builds where “just in case” routes ended up unused for decades, and the extra materials felt wasteful in hindsight. Maybe it depends on how likely those upgrades really are?

I hear you on the “just in case” conduits. I’ve walked through more than a few basements where those extra runs just gathered dust (and the occasional spider). On the other hand, I’ve also seen folks kick themselves when they had to tear up finished walls for a simple upgrade. It’s a tough call - sometimes it feels like you’re gambling either way. I guess for me, if the client’s got a clear plan and budget’s tight, I lean toward keeping it lean. But if there’s even a hint they’ll want to add solar or EV charging down the road, I’ll nudge them to future-proof a bit. No one likes paying twice for the same work...
