That’s pretty much spot-on. I’ve noticed buyers get way more excited about quartz counters than a heat pump, even if the latter saves them thousands. Still, you’re ahead of the curve—energy bills are only going up, and some folks are starting to catch on. It might not be the main selling point now, but I’d bet in a few years, those upgrades will matter a lot more. For what it’s worth, you probably slept better knowing your house was tight and efficient, even if buyers didn’t always see it right away.

That’s been my experience too—people love the flashy stuff. But I wonder if that’s starting to shift a bit? In some of the newer developments I’ve worked on, buyers are asking more about insulation and solar panels than they used to. Maybe it’s regional, or maybe folks are just tired of high utility bills. Do you think there’s a tipping point where energy efficiency becomes as “sexy” as new countertops? I’m not sure we’re there yet, but it feels closer than it did five years ago.

Honestly, I think we’re inching closer, but we’re not quite there yet. In my circles, buyers still get starry-eyed over waterfall islands and fancy tile, but I have noticed more folks asking about triple-pane windows or solar readiness. Maybe it’s just that energy bills are getting harder to ignore. Still, nothing seems to beat the instant wow factor of a shiny kitchen—at least for now.

I get what you’re saying, but I’ve actually seen a few buyers light up over things like radiant floor heating or a super-efficient HVAC system—especially in older homes where comfort’s an issue. Maybe it’s not “sexy” in the Pinterest sense, but it’s definitely starting to catch some eyes. Sometimes, practicality wins out over pretty tile... at least for the folks who’ve lived through a drafty winter.

That’s the kind of “luxury” you don’t really appreciate until you step out of bed at 6 a.m. and your feet aren’t frozen. Sure, it’s not as flashy as a waterfall island, but comfort sells, especially for people who’ve had to deal with old drafty places. In my experience, smart upgrades like that do move the needle on resale, even if they’re not Instagram bait.
