Some buyers got excited about the tech, others barely noticed. I do think insulation and airtightness are underrated - nobody brags about R-values at a dinner party, but you sure notice when your house isn’t drafty. We just built our first place last year and energy efficiency was a big deal for us, but mostly for comfort and bills. When we toured older homes, drafty rooms were a turnoff, but I can’t say we ever skipped a house just because it wasn’t “green.” It was more about how the place felt, honestly. Maybe that’ll shift as energy costs go up, but right now, I think most people care more about kitchens and bathrooms than solar panels.
