Digging into property easements—anyone else find online tools confusing?

It’s almost like these tools are just rough sketches sometimes.

Totally get what you mean. I tried mapping out a rain garden last year and the online easement info was so vague, I ended up second-guessing every shovel full. Ended up calling the city planner—turns out, my “back corner” is actually a shared drainage route. Digital maps just don’t cut it for stuff that matters long-term.

Yeah, I’ve run into that too. The GIS layers look official, but half the time the easement lines are “approximate.” I’ve even seen property pins off by a few feet compared to what’s on the ground. Always double-check with a survey if you can swing it—those online tools are more like a starting point than the final word.

That’s been my experience too, but I’ll admit I got a little overconfident with the digital maps when we first started planning our build. I thought, “Hey, it’s all right there on the county website—how hard can it be?” Turns out, pretty hard. The easement line on the map looked super clear, but when the survey crew came out, it was like, nope, that’s actually three feet into what I thought was my backyard. Ended up having to shift our whole fence plan.

It’s wild how something that looks so official can be off by just enough to mess with your plans. I guess the tech is great for getting a general idea, but for anything permanent? Gotta trust the folks with the stakes and measuring tape. Learned that one the hard way...

Totally get where you’re coming from. I’ve seen those online maps throw people off more than once—sometimes the lines look so precise, but on the ground it’s a different story. I always tell folks, digital tools are handy, but nothing beats a real survey when it comes to property lines and easements. It’s wild how a few feet can make or break a project.

Totally agree, those digital maps can be misleading. I once thought I had a few extra feet for a garden bed, only to find out after a real survey that it was technically my neighbor’s. Ended up moving the whole thing. Has anyone here ever had to negotiate with a neighbor over a boundary or easement? Curious how that went, since not everyone’s super chill about it...
