Honestly, I wouldn’t trust those online parcel maps for anything more than a rough idea. Had a surveyor out once and the “official” line was way off from what Zillow showed. Tech’s cool, but I doubt it’ll ever beat boots on the ground.

I get where you’re coming from, but I actually find those online maps handy for a first pass. Sure, they’re not gospel, but they’ve saved me a few headaches before calling in the pros. I just wouldn’t rely on them for anything legal or permanent. Sometimes tech’s just a shortcut, not the whole answer.

Honestly, I’ve had mixed results with those online maps. They’re a decent starting point, like you said, but I’ve seen property lines and easements show up in the wrong spot more than once. For anything that actually matters—like planning utilities or fencing—I always double-check with a surveyor or get the official plat. Tech’s great for a quick look, but it can’t replace boots on the ground. Still, it’s nice not having to dig through county records every single time...

Totally get where you’re coming from. I once tried to map out a rain garden based on an online easement map, only to find out later the actual easement was about 10 feet off from what the site showed. Ended up having to move the whole thing. The convenience is awesome, but yeah, nothing beats a real survey when you’re making big decisions. Still, I do love being able to poke around online before I start calling folks or digging through paperwork... makes the whole process feel a little less overwhelming.

That’s honestly such a relatable story. I’ve had similar issues when trying to figure out setback lines for a new build—thought I had it all mapped out from those county GIS sites, but when the surveyors showed up, turns out my “perfect” plan was off by several feet. Super frustrating in the moment, but it really drove home that those digital maps are more of a starting point than anything else.

Still, I totally agree with you about the convenience factor. Being able to pull up parcel info and old docs online saves me so much time before diving into the paperwork abyss. It’s just wild how something that looks so official on a screen can be so different once you’re actually out there with measuring tape (or a shovel). Maybe one day tech will catch up, but for now... guess we’re stuck double-checking everything the old-fashioned way.
