Digging into property easements—anyone else find online tools confusing?

Haha, glad I'm not the only one who felt like a detective with this stuff. Honestly though, how reliable are those apps anyway? I tried one briefly, and it showed my neighbor's fence halfway into my yard...which I'm pretty sure isn't right. Ended up just biting the bullet and getting an official survey done. Cost a bit more, but at least now I sleep better knowing exactly what's mine.

I get why you'd go for the official survey—peace of mind is priceless. But honestly, I've found some of the newer apps pretty decent, especially if you're just trying to get a rough idea before diving into bigger projects. Sure, they're not perfect (your fence story proves that!), but they're handy for initial planning. Plus, anything that helps people avoid unnecessary digging or construction headaches is a win in my book...even if it's not 100% accurate every time.

I've tried a few of those apps myself, and they're decent for quick checks, but have you ever run into issues with outdated data? I remember one project where the app showed no easements, but when we got the official survey, there was an old utility easement smack in the middle of our planned driveway...talk about a headache. They're handy tools, sure, but how often do you double-check their info against official records before moving forward?

Yeah, learned that lesson the hard way myself... Had an app tell me our lot was clear, but when I checked county records, found an old drainage easement. Always worth the extra step imo.

Exactly why I always cross-reference with official plats or county GIS maps. Online tools can be convenient, but they're not always updated or accurate enough for critical decisions. Curious though, has anyone encountered discrepancies between county records themselves? I've seen cases where the GIS map and recorded plat didn't match up perfectly...makes you wonder which source to trust more.
