Digging into property easements—anyone else find online tools confusing?

Good points for sure, but honestly, I've had pretty solid luck with online tools—at least as a first pass. Last project I worked on, the official survey ended up matching almost exactly what the county's GIS map showed online. Saved us some time and money. Agree they're not bulletproof, but they're not always as unreliable as people make them out to be... guess it depends on your area and how good the local records are kept.

Fair enough, I've found online tools helpful as an initial reference too, but I've also run into discrepancies that almost derailed a project. They're handy starting points, just wouldn't bet my whole design plan on them without verification... learned that the hard way.

I've noticed similar issues myself—online resources can be a double-edged sword. Out of curiosity, have you found certain platforms more reliable than others, or is it just hit-or-miss across the board?

That’s exactly it. I’ve tried everything from county GIS maps to those big real estate platforms, and honestly, it’s rarely straightforward. One time I spent an afternoon trying to figure out a utility easement for a client’s backyard project—ended up having to call the city anyway because the online map was outdated. Sometimes you get lucky and find what you need, but more often than not, it’s a patchwork of half-answers. I wish there was one source that just laid it all out, but I haven’t found it yet.

Totally get what you’re saying about the patchwork of info. I remember when we were thinking about putting in a shed, and I tried to double-check setbacks and easements online before getting too far. The county’s GIS map had some lines, but they didn’t match up with the plat we got at closing. Super confusing. I ended up wandering around our yard with a tape measure and a printout, just hoping I wasn’t about to build over a sewer line or something.

What really throws me is how sometimes even the city folks don’t have the same info as what’s online. You’d think by now there’d be one master map, but nope… it’s like a scavenger hunt every time. Does anyone actually trust those big real estate sites for this stuff? I always feel like their maps are just for show, not for real decisions. Maybe that’s just me being paranoid.
