Is self-managing subcontractor sequencing worth the savings?
Scheduling trades yourself may work, but it still leaves the question of who can make day-to-day decisions on site. During framing and rough-ins, a crew may be unable to access its work area, or a delivery may block another trade. If no one is there to resolve those snags, a good calendar won’t keep the crew moving.
A lead contractor could earn their fee through prompt decisions, not just schedule tracking. Without reliable site coverage and authority to resolve problems, part-time coordination may mean frequent interruptions for you. There isn’t enough here to put a dependable number on the hours.
