Need advice on replacing an old leaky roof

Totally agree on the insulation and ventilation points—those smaller tweaks can really help your roof last longer. A friend of mine recently upgraded to architectural shingles, and he's been pretty happy. They look great, boost curb appeal, and have held up well through some nasty storms. A bit pricier than standard shingles but nowhere near the cost (or hassle) of solar-integrated ones. Might be worth considering if aesthetics matter to you...

We went with architectural shingles too when we replaced our roof last year, and honestly, it was one of the best decisions we've made for our home. I remember standing in the driveway after they finished installation, just staring at how much better the house looked—felt like we'd given it a facelift without even touching the siding or landscaping. Plus, they've held up great through some pretty intense weather this past winter.

Funny thing though, my neighbor went a totally different route and installed a metal roof. At first, I wasn't sold on the look (felt a bit industrial?), but now it's grown on me. He swears by its durability and says it's surprisingly quiet during rainstorms. Makes me wonder if anyone else here has experience with metal roofing—does it really hold up as well as people say?

We installed a metal roof about five years ago, and honestly, it's held up great through storms and heavy snow. It was pricier upfront, but zero leaks or issues so far. Noise hasn't been a problem either...maybe insulation helps with that?

Good to hear it's working out for you. Metal roofs seem pricey at first, but honestly, the peace of mind is worth every penny. And yeah, insulation definitely cuts down on noise...makes a huge difference during heavy rain.

Did you find the insulation made a big difference right away, or did it take some tweaking? I've been considering metal myself, but the noise factor always made me hesitate...though I guess anything beats buckets catching drips at 2am, right?
