Taking a house tour from my couch: is it really the same?

Totally hear you on the sunlight thing—natural light can make or break a space, and it’s so easy to overlook when you’re just staring at plans or screens. I’ve seen people get really excited about energy-efficient windows or fancy insulation, but if the orientation’s off or there’s a big tree (or garage) next door, it changes everything. Sometimes you just have to stand in the room and feel it, you know? Virtual tours are getting better, but they still can’t capture how a space actually feels at different times of day.

- Totally agree, you can’t really judge a space until you’ve stood in it and watched how the light moves.
- I’ve worked on projects where the plans looked perfect, but once we visited the site in the afternoon, half the living room was in shadow because of a neighbor’s fence.
- Even the best virtual tours don’t show how glare bounces off surfaces or how a room feels on a gloomy day.
- I always tell clients to visit at different times—morning, afternoon, evening—if they can. It’s amazing how much that changes your perception.
- Energy efficiency is great, but if you’re sitting in a dark box all day, it doesn’t matter how low your utility bill is...

- Totally get where you’re coming from. I’ve tried to rely on virtual tours to save time (and gas money), but honestly, it’s just not the same.
- I’ve been burned before—thought a place looked bright and open online, but in person it felt like a cave.
- Still, sometimes you just can’t visit at every hour, especially if you’re juggling work or coming from out of town.
- I guess for me, I use the virtual stuff to narrow it down, but I won’t make a final call until I’ve actually stood in the space.
- You’re right about energy efficiency too... doesn’t matter if you’re saving money if you hate being home.
