Checking drainage before building our dream house—tips needed

We're finally getting ready to build our custom home (yay!) and one thing that's been nagging at me is making sure the land drains properly. Last thing I want is a soggy yard or worse, water pooling around the foundation. So far, here's what I've done:

First, I walked the property after a heavy rain to see where water naturally collects. Marked those spots with stakes. Then, I dug a few test holes about 2 feet deep in different areas, filled them with water, and timed how long it took to drain completely (someone told me this gives a rough idea of soil drainage). Most drained pretty quick, but one spot was sloooow.

Next step, I'm thinking of hiring someone to do a proper perc test or maybe even bringing in an engineer to check things out professionally. But before I spend more money, figured I'd ask here—anyone have experience with this? Am I missing something obvious or overthinking it?

You're definitely on the right track with what you've done so far. A perc test can be helpful, but honestly, I'd lean toward getting an engineer involved—especially if you've got a slow-draining spot. Better safe than sorry when it comes to drainage around your foundation...trust me on this one.

Good call on the engineer—drainage issues can turn into a nightmare later on. When we built our place, we thought we had everything covered, but still ended up with pooling water after heavy rains. Ended up installing French drains after the fact, which was a pain. Curious, has anyone here tried using landscape grading alone to handle drainage, or is it always better to combine methods?

We went with grading alone at first, thinking it'd be enough...but nope, still had soggy spots after storms. Ended up adding drains later too. Honestly, combining methods from the start seems smarter—wish we'd done that. Good luck with your build!

Good points mentioned already, especially about combining methods early. A few things I'd add from experience:

- Check the slope carefully—sometimes subtle dips aren't obvious until after landscaping.
- Consider French drains in areas that drained slowly during your test.
- If you're planning a basement, definitely get a professional opinion. Water issues down there are a nightmare later on.

Sounds like you're on the right track, just better safe than sorry with drainage.
