Man, the amount of times I’ve seen folks try to “wing it” with HOA docs or city regs… it’s almost impressive. I get it—sometimes the legal jargon feels like it’s designed to trip you up. I’ve definitely spent more time than I’d like deciphering what counts as a “minor exterior modification” (spoiler: it’s never what you think).

I do wish there was a universal checklist, but honestly, I’m not holding my breath. Every HOA seems to have its own flavor of bureaucracy. I once had an HOA tell me a fence needed to be “aesthetically harmonious” with the neighborhood. What does that even mean? Ended up sending them three paint swatches and crossing my fingers.

Asking for a plain English summary is solid advice, though. Sometimes they’ll actually help, other times they just send you another packet to read. Either way, double-checking is key. Saves a lot of headaches down the line... and possibly a few gray hairs.
