I get the appeal of bank loans for control, but is it really that simple? Banks can be just as rigid, especially if the market shifts or you hit a snag in the timeline. Ever tried renegotiating terms mid-project? Not fun. Investors can be a pain, sure, but sometimes they bring connections or resources you just can’t get from a lender. I’ve seen projects stall out because folks underestimated how much flexibility—or lack of it—they’d have with a bank. Maybe it’s less about control and more about what kind of risk you’re willing to take on...

I ran into this exact dilemma building my place last year. Bank loan sounded straightforward, but the approval process was a maze—so many documents, and any little change in the build plan triggered more paperwork. With an investor, I imagine you’d trade some of that hassle for having to justify every design tweak or budget shift. Has anyone actually found banks to be flexible on draw schedules or is that just wishful thinking?

Honestly, banks aren’t known for being flexible on draw schedules. In my experience, they stick to the original timeline and any changes just slow things down. Investors can be more agile, but you’ll definitely give up some control. Both have trade-offs—it’s really about what headaches you’re willing to deal with.
