Totally agree on the retaining wall thing—cutting corners there just leads to headaches later. Couple quick thoughts:
- Drainage is a sneaky cost on slopes... water always finds a way.
- Flat sites are boring for design, but your wallet will thank you.
- Hills look cool, but every “unique” feature = $$$.
Honestly, if you’re not dead set on that view, flat land is just less drama.

I hear you on the “unique” features adding up fast. We almost bought a sloped lot a couple years back because the view was killer, but once we started getting quotes for site prep, retaining walls, and all that drainage stuff, it was like... yikes. The numbers just kept climbing. Ended up going with a boring old flat lot and honestly, I don’t regret it. The build was way more straightforward, and we didn’t have to stress every time it rained.

I get the appeal of a hillside house—my cousin has one and it’s gorgeous, but she’s always dealing with runoff issues and landscaping headaches. For me, I’d rather put the money into nicer finishes inside than spend it all just getting the house to sit right on the land. Maybe not as exciting, but my budget (and sanity) appreciated it.

Yeah, I get where you’re coming from. The idea of a house perched on a hill sounds awesome until you start seeing those extra costs pile up. I looked at a sloped property once and the builder straight up told me to expect double the site work budget, minimum. Not to mention, every time there’s a heavy rain, you’re out there checking for mudslides or clogged drains. Flat land might not have the “wow” factor, but it’s way less stressful when you’re handling stuff yourself... and you can actually afford to splurge on things like a bigger kitchen or better windows instead of just shoveling money into dirt work.
