Honestly, I went with an energy-efficiency loan for that, just because it was easier to get my head around a smaller, separate payment instead of rolling it into a refi. The rate was decent, but yeah, juggling two payments isn’t ideal when you’re watching every dollar.
One thing that’s always confused me: do green mortgages actually end up saving more in the long run, or is it just a way to make the upgrades feel less painful upfront? I’ve read mixed things about whether the lower rates really offset the extra paperwork and possible fees. Has anyone actually seen a noticeable difference in their total monthly outlay after going the green mortgage route, or does it just look better on paper? I’m all about saving on utilities, but not if it means jumping through a ton of hoops for minimal payoff.
