Title: Comfort Upgrades and Resale Value—Is the Hype Real?
- When I sold my last place, I’d put in a bunch of “high-performance” stuff—extra insulation, better windows, the works.
- Real talk: buyers barely noticed unless I pointed it out. Most were more interested in kitchen finishes than R-values.
- Did it help resale? Maybe a bit, but not as much as I’d hoped. I think the market’s still slow to catch on, at least around here.
- One agent told me buyers “like the idea” of upgrades, but they don’t always want to pay extra for them.
- Comfort-wise, though, I’d do it again for myself. The difference in drafts and noise was night and day.
Honestly, I hear this a lot. It’s almost like the “invisible” upgrades—insulation, soundproofing, better windows—don’t get the love they deserve at resale. People walk in and comment on the tile or the backsplash, not realizing how much more comfortable the house actually feels. I always tell clients: do it for your own quality of life first. The market might catch up one day, but living draft-free is hard to put a price on.
