Totally agree—documentation can definitely help. Another thing I've seen work is highlighting specific comparable homes in your area that also have sustainability upgrades. Sometimes appraisers overlook those unless you point them out directly... worth a shot, anyway.

Yeah, good call on pointing out similar homes. When we had our appraisal come in low, I printed out a few listings nearby with solar panels and energy-efficient windows. Appraiser actually adjusted the value after seeing those... worth trying at least.

That's a smart move—visual examples can really shift an appraiser's perspective. One thing I've noticed is that detailed documentation of upgrades (receipts, before/after pics) can also swing things in your favor. Did you include any of those?

Totally agree with this. When we did our solar upgrade, I kept a folder with everything—receipts, warranty info, even screenshots of the energy savings from our utility bills. The appraiser seemed skeptical at first, but once he saw the actual numbers (and realized I wasn't just blowing hot air), his attitude changed pretty quick. A little extra legwork upfront can really pay off later...
