One inspector got hung up on a missing shower door handle, but didn’t care that the back steps weren’t even installed yet.

That’s wild. I’ve noticed the same thing—sometimes it’s the tiniest detail that gets flagged, while bigger safety issues slide. Do you think the “livable” standard is just too vague, or is it more about who’s doing the inspection?

Honestly, I’ve run into this a bunch. One time, an inspector was laser-focused on a missing closet rod but didn’t even mention the fact that the stair railing was loose. I think it’s a mix—some inspectors are just checklist people, others use more common sense. The “livable” standard is so subjective, it really depends on who you get that day. It’s kind of a gamble, which is frustrating when you’re trying to wrap up a build.

I get what you’re saying, but in my experience, most inspectors I’ve dealt with have actually been pretty thorough about the big stuff. Maybe I just lucked out? They did flag a missing smoke detector and a loose outlet, but also caught a cracked window and a wobbly deck step. I guess it really does depend on who shows up that day... but I wouldn’t say it’s always a total gamble.

Yeah, I’ve noticed it’s kind of a mixed bag too. One time, the inspector missed a leaky faucet but caught a weird gap under the back door that I never would’ve seen. I guess as long as they’re catching the major safety stuff, I can live with a few little things slipping through. Still, for what we pay, you’d hope for consistency... but maybe that’s wishful thinking.

Yeah, it’s frustrating when attention to detail is all over the place. I get what you mean—sometimes you just have to hope they spot the deal-breakers. Still, I think it’s fair to expect a bit more for what we’re shelling out.
