ARE BUILDER REFERENCES REALLY THAT HELPFUL OR JUST FLUFF?
I get where you’re coming from, but I’d push back a bit on the idea that references are mostly fluff unless you dig up dirt. In my experience, even the “official” references can be useful if you ask technical questions—stuff like how warranty issues were handled, or whether the builder stuck to specs and code. Most clients won’t have the patience to go hunting for off-list contacts, and honestly, not every negative story is the whole truth either. Sometimes a project goes sideways for reasons outside anyone’s control. I’d say references are just one tool—helpful, but only if you know what to ask and take everything with a grain of salt.
