how much the little details matter. I thought picking good materials would cover most of it, but nope.

Honestly, same here. I used to think “just buy the best stuff and you’re golden,” but air sealing and those fiddly bits around outlets and pipes made a way bigger difference than I expected. If I had to do it over, I'd put more energy into design and detailing up front. Maintenance is always gonna happen, but fixing air leaks later is way more annoying (and expensive) than just getting it right the first time. Overbuilding feels like insurance to me—costs a bit more now, saves headaches down the road.

Wish I’d realized how much those tiny gaps around windows and doors would haunt me later. I focused on thick insulation and “premium” lumber, but missed a bunch of spots with caulk and tape. First winter, I could feel drafts in corners I never thought to check. Now I’m always chasing leaks with a tube of sealant. Next time, I’d spend less on fancy materials and more time just crawling around with a flashlight, honestly. It’s the boring stuff that bites you.

- Crawlspaces are draft magnets. Worth a second look.
- I’d take a solid air seal over fancy lumber any day.

Can’t argue with any of that—air sealing is one of those things you only appreciate after you’ve lived with a drafty house. I’ll admit, I was skeptical about how much difference it’d make. Turns out, even a tiny gap in a rim joist or around a pipe can make the whole place feel cold. I’d add that it’s worth checking behind bathtubs and showers too... those spots are almost always overlooked. And yeah, crawlspaces are just a pain—if you don’t get them right the first time, you’re crawling back in there later with a flashlight and regrets.

If I could do it over, I’d budget for proper sealing from the start—even if it meant eating ramen for a month.
