it’s the stuff under your feet that quietly drains the wallet.

That couldn’t be more true. I always joke that my dream bathroom is buried somewhere under the slab, paid for by surprise drainage work. Ever notice how “site prep” sounds harmless until you see the invoice? I get why people focus on finishes, but honestly, those hidden costs below ground are the real budget busters. Anyone else ever had to reroute utilities mid-project? That’s a special kind of pain...

Funny you mention rerouting utilities—I had a project where we found an old, unmapped water line right where the foundation was supposed to go. Had to stop everything and bring in the city. That bill stung way more than any tile upgrade ever could. People always want to talk about countertops, but honestly, it’s the stuff you never see that eats the budget fastest. Anyone else get sticker shock from soil reports?

That’s so true about the hidden costs. I remember thinking the big expenses would be things like fancy fixtures or flooring, but nope—our budget got wrecked by stuff like drainage and grading. We had to bring in extra gravel because the soil was too soft, and that alone was thousands. Didn’t even get to see where that money went, just a bunch of trucks dumping rocks in the mud.

The soil report was a shocker for us too. I thought it’d be a quick check, but then they started talking about compaction tests and “potential for settlement.” Next thing I know, we’re paying for more engineering hours than I ever expected. It’s wild how much goes into what’s under the house compared to what’s actually inside it. Countertops are the least of my worries at this point...
