WHERE DOES ALL THE MONEY GO IN A NEW BUILD PROJECT?
I remember being shocked at how much we spent before there was even a roof.
Same here—by the time framing started, I felt like half our budget was already gone. One thing I didn’t expect was how much went to inspections and utility hookups. Every time a new phase started, there was another fee or permit. And landscaping... I thought we’d just throw down some grass later, but erosion control and basic grading were mandatory right away. It’s wild how fast those “small” things add up.
WHERE DOES ALL THE MONEY GO IN A NEW BUILD PROJECT?
It’s wild how much disappears before you even see walls going up. I’ve had clients ask where the money’s going when all they see is a hole in the ground and some pipes. Ever notice how site prep and foundation just eat up cash? Then there’s the “surprise” fees—impact fees, permits, utility taps... it never ends. Sometimes I wonder if the paperwork costs more than the concrete. Anyone else ever get sticker shock from the price of temporary power or water? It’s not just the big stuff that drains you.
