Setback Line or More Room from the Utility Easement?

If both layouts meet the zoning envelope and leave workable utility access, I’d break the tie by checking how much room each preserves for the *largest future house-and-accessory layout the rules would allow*. The option with more separation from the easement isn’t automatically better if it leaves no compliant spot for a likely garage or addition. That future footprint is a concrete way to judge whether the extra clearance is worth the space it costs.
