Yeah, I’ve run into that too—one guy tried to talk me into an overlay “to save time,” but I could see the old shingles curling underneath. Not worth it. Full tear-off’s the only way I’d go now, even if it costs more upfront. As for underlayment, I always ask about ice and water shield, especially around chimneys and valleys. Had a leak once because a crew skimped there... never again. Architectural shingles look sharp, but I’m tempted by metal for the longevity—just not sure about the noise factor.

I get the hesitation on overlays, but I’ve actually seen a couple done well—mainly when the old roof was still pretty flat and solid. Not super common, though, and definitely not with curling shingles like you mentioned. On the metal roof thing, I was worried about noise too, but my neighbor did standing seam with a solid underlayment and says it’s quieter than his old asphalt. Guess it depends on the install and attic insulation. Metal does look slick, but it’s a whole different vibe.

I’ve always wondered about the resale factor with metal roofs—do buyers see it as a plus, or does the “different vibe” turn some folks off? I like the idea of less maintenance, but I’m not sure how it plays out long-term. Anyone actually had to sell a house with a metal roof?

- Metal roofs are kinda polarizing, honestly.
- Some buyers love the “forever roof” idea—less hassle, no shingles blowing off every storm.
- Others? They see it and think “barn vibes” or worry about noise in the rain (which is mostly a myth, but still).
- I helped my cousin sell his place with a metal roof last year. Didn’t seem to hurt resale at all, but a couple folks did ask about snow sliding off and if it dents from hail.
- If you’re in an area with lots of storms or trees, metal’s a win. Just gotta be ready for the occasional “is this too modern?” comment from old-school buyers.

Had a client last year who went metal after losing shingles three times in one season. He’s been thrilled—no more patch jobs, and honestly, the rain noise is barely noticeable with proper insulation. Only thing he mentioned was snow sliding off fast, but we added snow guards and that solved it.
