Great suggestion about smaller towns - reminds me of a project I did a couple years back. Client found this overlooked plot just outside city limits, zoning was straightforward, and the local planning office practically walked us through the whole process. Sure, we had to clear some brush and figure out utilities ourselves, but that extra effort turned into a beautiful custom home with amazing views. Sometimes those hidden spots really pay off...

Clearing brush is one thing, but dealing with unexpected drainage issues or soil instability can quickly eat into budgets. Before diving in, I always suggest getting a detailed soil test and checking historical land use records - especially in rural or semi-rural areas.

Speaking of utilities, did you run into any challenges hooking up power or water? I've seen some situations where the nearest connection point was deceptively far away, making what seemed like a great deal suddenly less appealing... Curious if anyone else has encountered something similar?

Good points raised here, but I'd add that sometimes those "hidden surprises" aren't always deal-breakers - they can actually inspire some pretty creative solutions. I recently worked on a project where the soil instability initially seemed like a nightmare. Instead of fighting it, we ended up designing a home with a unique split-level foundation that adapted to the terrain. It turned out beautifully and became one of our most distinctive builds.

As for utilities, yeah, distance can be tricky, but I've found that off-grid or hybrid solutions (like solar setups or rainwater harvesting systems) can sometimes offset those costs and even add value to the property in the long run. Of course, it's not for everyone, but it's worth considering if you're open to something unconventional.

True, integrating off-grid systems can definitely help offset initial costs. Curious though, has anyone here tried combining passive solar design with these setups? Could be another cost-effective angle worth exploring...

I've been thinking about passive solar too - seems like a no-brainer if you're already going solar. My cousin built his cabin with south-facing windows and thicker walls, and honestly, his heating bills are almost laughably low now... definitely worth considering.
