Have you checked out areas near state forests instead of national parks? I've noticed land prices there don't spike as dramatically, maybe due to less publicity or something... Could be worth exploring if you're flexible on exact location.

Good call on state forests—I've noticed that too. National parks get hyped up, driving prices crazy. State forests often have fewer restrictions on land use, which gives you more freedom long-term... definitely worth keeping in mind.

Good point about state forest areas—I’ve noticed similar trends. A couple years back, I built a custom home for a client who snagged some acreage near a state forest boundary. A few quick observations from that experience:

- Land was definitely cheaper, but we had to factor in extra costs for utilities and road access. Infrastructure can be spotty out there.
- Permitting was simpler, but zoning restrictions varied quite a bit depending on proximity to protected areas—had to double-check setbacks and environmental regs carefully.
- Privacy and scenery were unbeatable... client loved the quiet, wooded setting.
- Resale value was decent, but appreciation was slower compared to properties closer to town.

Overall, it’s a solid option if you’re willing to trade convenience for affordability and privacy. Just make sure you do thorough due diligence on zoning and infrastructure before jumping in.

I've heard mixed stories—some folks love seeing deer and birds daily, but others mention bears or coyotes getting a bit too comfortable around homes. Wondering if that's something else to consider when looking at these more remote properties...
